This three home project is located 1/4 mile from the beach in Venice, CA. It is a small lot subdivision that was completed in 2014. Each home is about 2,000 sq. ft. The front two are nearly identical while the rear home is configured differently since it sits above the six parking stalls required for the project. The homes come with 180 sq. ft. operable glass walls to connect the living room to the courtyard. The units are all equipped with roof decks with sweeping views from the ocean to the mountains.

The starting point for what would become a profound impact on residential development in Los Angeles, "Patton" was the first project from Manager / Founder Hardy Wronske and brother Kevin Wronske. Taking advantage of the the steep hillside lot, a 4 unit stacked apartment complex was constructed following the form of the hill, creating two apartment clusters separated by a shared outdoor deck, then linked together by a single stairway, taking inspiration from the quaint hillside stair street walk-ups that are dotted around the city. Offering split-level accommodations to give volume to the space, each unit features at least one translucent facade allowing a softened natural light to illuminate the interior.

Located right in between Atwater Village and Eagle Rock, this strikingly bold and refreshingly simple collection of homes bookend a small private street to create an intimate courtyard off Fletcher Blvd. Each home takes advantage of the 45' height limit with 14' vaulted ceilings to maximize the site's volume, while forgoing the cheap "Big Box" look. Even with ample space, the entire project achieved LEED Gold certification. All six homes are a short distance from the liveliness and activity of Atwater Village, Highland Park, the quieter Cypress Avenue.
